Tenant Screening

Leasing

- Minor or emergency repairs and routine maintenance are coordinated with only licensed and insured vendors through Capstone Building and Maintenance
- Online tenant access for work orders and conversations with property managers
- Optional coordination of the upkeep of your lawn or pool
- Capstone Home Warranty policy available for HVAC and appliance service
- Property inspection program for preventative maintenance available for an additional fee through Capstone Building and Maintenance.
Schedule of Fees
- Account activation - $125 one time, includes the first attorney prepared lease
- Annual account maintenance - $50 charged on each anniversary of contract
- Lease preparation - $50 attorney lease preparation, $40 renewal preparation
- Leasing - 8.4% of gross rents which is equal to one month rent on a 12 month lease, due when property is rented
- Lease Renewal - 4.2% of gross rents which is equal to one half month rent on a 12 month lease
- Management - 10% of gross rents $75 minimum fee, due at time of contract if work is needed on the property to be rental ready
- Other fees may apply for additional services such as major repair supervision
- Seasonal Management and One time Lease Only contracts fee structure provided upon request
